apartment building with value expert bought
- Offer Price of € 598,500, -
- brokerage costs 5% = € 29,925, -
- total cost of € 628,425, -
The review by the experts revealed that 2 of the basement rooms were very damp, obsolete 3 combination baths very were and had to be replaced, not all apartments have modern electronics, some were only 2-wire and the risers for water did not meet today's requirements, had to be completely replaced. These deficiencies led to an extensive negotiation with brokers, the owner, the assessors and Family W..
They finally agreed on a price of:
- Asking price € 520.000, -
- Agents to 4% = € 20,800, -
- total cost of € 540,800, -
this meant a saving of € 87,625, - for family W.
From here negotiated profit it was Mr W. easily the cost value of expert to bear, for there was no additional expense, he took rather a part of the negotiated value of saving expert.

Akiba-online 2011 Down
mid-year meeting in Louisville, KY
After a busy week with athletic training and homework, my host mother took me on Friday morning at 4:30 clock to the airport in Akron / Canton. The evening before we went there to check in vain already in advance. My flight was at 6:00 clock after I went through security, here in America is a lot stricter than in Germany.
about the high clouds in the plane, I've seen exactly the right time a sunrise. After about 1:30 hours flight time in Chicago, IL I landed. My connecting flight ging zwei Stunden spaeter nach Louisville, KY.
We "Germans" had to tell us of course a lot. Finally, almost seven Montate had passed since the last time we had seen. In addition to a Disskussionsrunde, stood for most of us at leisure. We visited two museums and spent the rest of the time together in the city of Louisville.
The next day we went back for me again. Since there was bad weather in Chicago, had to be re-booked my flight route for three hours and I made a trip to Charlotte, NC on the east coast of the southern United States.
At 22:00 clock, I then landed safely back in Akron / Canton and would by my Host father picked up.

The World in Crisis
"I need to call you any further statistics, because we all get every day at first hand, that our country is in a very deep crisis ...", those were the first words of the U.S. Obama-presidents past week on his first official speech nation. Yes! America is in crisis. But that is for all of us for a long time nothing new. For the financial market, it is already down since mid-2007, only the mountain. Each week the release of another bank failure. For several days now, it is now official - as many experts had predicted already have - that the other sectors deeply mired in recession.
What happened to the richest country in the world? The land of opportunity? One issue on which there is no answer, or do you?
In history lessons we learn the mistakes of the past to avoid them in the present and future. But now again the question arises, why then is exactly the same mistakes as in the Weltwirtschaftkise came in the 20s and 30s. People buy homes or invest in stocks and companies with money that does not like, but any Bank. The bank demanded the money back, because they themselves must pay off their debt, and you are facing a great disaster from which there for many of no return. The result is that the state must intervene, which in turn burdens the tax payers. The economy - a vicious circle. We know all that already, right? The only problem is to have learned from it seem we are still not well.
Another reason is the greed that I have already mentioned in the previous article. You buy, buy, buy ... Faster and faster, larger, and more. The do not say I, but the Americans themselves. Sounds good on the one hand, right? "The buying behavior is boosting the economy," most would say. That's true as far as can ... if you buy the money to actually has.
Obama was and is a sign of hope for many. Although it is too early now to draw a conclusion, there can be said that his work is bearing fruit. The $ 790,000,000,000 economic stimulus package has been recently adopted and will now flow in the coming months in the pockets of the citizens. But if people are willing to switch to small and environmentally friendly cars, or switch back to the air conditioning a passage, probably remains still questionable.
But it's not just all bad here in America, on the contrary. Otherwise I probably would not be here. I am fascinated by the community and team readiness prevails here. The Christian Picture of charity is actually lived here every day. Whether in church or school, we help each other, suffering together and happy together. A state of society in Germany, I always miss everything.
goes in sports in school is not about individuals but to be strong, but lead the team to victory. I fight every day by the very hard track and training - but I do not fight alone, but have friends at my side. Even in the Catholic church here locally, I feel as an integral part of the youth group. All this I will miss very much when I come in four months to return to Germany ...
The election year 2009 is a very important year for the Federal Republic. We are facing one of the biggest challange in the post-war history and it is up to us all as we get out of the Kriese again. The European elections, parliamentary elections and local elections, not least, give each citizen the opportunity to actively shape our Zukuft. Less than half of voters entered in the last European elections to vote. Statistically, this means that more than half have no interest in democracy. Even though I myself would be not old enough, but I appeal to everyone to vote this year!
